Purchasing a home or property may be one of the most important decisions in one’s lifetime.

When WCJ Property Management & Real Estate represents buyers, we recognize the importance of and know how to  take the best approach to help you purchase a home.  We have the experience and know how to represent buyers in making successful offers that meet their objectives.

WCJ is committed to the following as your agent:

Communication: We will utilize the most current technology to stay informed about the market and manage your purchase. We will communicate with you through your preferred method of technology and we will also meet with you and tour properties with you to fully understand your needs, likes and dislikes and to get to know you.

Representation: We will assist you in reviewing disclosure documentation for the properties you like and establish the right offer price and terms which is based on your approval for financing and a review of comparable sales for similar properties in the same neighborhood.  We will then present your offer in the best way possible so that it is accepted.

Inspections: WCJ will provide a list of qualified home inspectors, contractors, structural engineers, assist in determining what types of inspections might be best and attend the inspections with you.

Escrow:  Once we have found the property that is right for you and are in contract we will monitor the entire escrow period to ensure as smooth an escrow period as possible.

  • Meet with clients to understand desires and requirements.

  • Assist clients with loan pre-approval and introduction to a reputable mortgage broker.

  • Identify properties that meet clients needs and requirements.

  • Use available resources such as the Multiple Listing Service and the internet.

  • View potential properties with clients.

  • Keep clients up to date on newest listings.

  • Meet with clients to develop a complete strategy for presenting offers.

  • Review all disclosures and comparable market analysis of properties sold in the area.

  • Set up appointments for various inspections.

  • Negotiate with sellers and their agents .

  • Maintain close communications with buyers.
